When the right move is to begin fresh, we build custom homes from the ground up: foundation, framing, roof, plumbing, heating, electrical and finishes, all with our own crews.

Building in the city is different. Zoning sets how far you can extend and how high you can go. Attached and semi-attached houses share walls and lot lines with the neighbor. Coastal parts of Staten Island, Brooklyn and Queens sit in flood zones with elevation rules. All of this shapes the design before the first drawing is made.

We begin with a free visit and a conversation about what you need. Then we work with the architect and engineer on stamped drawings, file with the DOB, and build in a clear sequence with inspections at every stage. You get one point of contact for the whole project.

  5. Sign-off and walk-throughWe close out the permits, walk the finished space with you and handle the punch list before we hand over the keys.

How much does an addition or a new home cost?

It depends on size, structure, site conditions and finishes. We price after we see the property; the estimate and the feasibility conversation are free.

Can I add a second story to my house?

Often, if the zoning allows the height and the foundation can carry the load. We check both at the site visit and tell you plainly what we find.

Do I need an architect?

In nearly every case, yes. For additions and new construction the DOB requires stamped drawings from a licensed architect or engineer. We coordinate with yours or bring one into the project.

Can I stay in the house during an addition?

Usually, yes. We seal the existing home from the new work and schedule the tie-in so the time without a roof over the connection is kept short.

What about my attached neighbor?

Work near a shared wall or lot line may require a party wall agreement and protection of the adjoining property. We plan for that at the outset so it does not stop the job later.
